TERMS AND CONDITIONS

These Terms and Conditions govern all reservations and stays at the property. By completing a reservation, guests confirm that they have read, understood, and accepted these Terms and Conditions.

GENERAL CONDITIONS

Guests under the age of 18 must be accompanied by a legal guardian. There is no maximum age limit for accommodation.

Only registered guests included in the reservation are permitted to access the property and its facilities.

For full property bookings, the maximum occupancy must be strictly observed. Visitors or additional guests are not allowed under any circumstances.

Shared facilities (including the kitchen, living room, terrace, and certain bathrooms) are for common use and may be accessed by other guests staying at the property.

Guests must respect other occupants and maintain appropriate behaviour at all times. The property reserves the right to refuse service or terminate a stay without refund in cases of refusal or failure to pay; being under the influence of alcohol, drugs, or other intoxicating substances and behaving in a disorderly manner; disturbing other guests; damaging, defacing, or threatening harm to the property or other guests; exceeding the maximum occupancy of a room; or failing to comply with the reasonable standards and policies established for the operation and management of the property.

Guests are financially responsible for any damage caused to the property, furnishings, equipment, or facilities during their stay.

For security reasons, certain common areas are under video surveillance in accordance with applicable data protection laws.

The property is not liable for loss, theft, or damage to personal belongings unless caused by proven negligence of the property.

Consumption of alcohol is permitted only in a responsible manner. Excessive consumption leading to disruptive, unsafe, or inappropriate behaviour will not be tolerated.

The use, possession, or distribution of illegal drugs is strictly prohibited on the property. Any such activity will result in immediate termination of the stay without refund and may be reported to the appropriate authorities.

Smoking is strictly prohibited inside the property, including guest rooms and all interior common areas. This includes cigarettes, electronic cigarettes, vaping devices, and similar products.

If evidence of smoking is found inside the property, a cleaning and deodorizing fee may be charged to cover the cost of deep cleaning and restoration of the room or affected areas.

 

RESERVATIONS AND PAYMENT

The cancellation conditions applicable to each reservation are those specified at the time of booking, displayed before payment is completed, and confirmed in the reservation confirmation email.

For refundable rates, cancellations are permitted free of charge up to seventy-two (72) hours prior to the scheduled check-in time (local time of the property). After this deadline, the total amount of the reservation will be charged.

Non-refundable reservations are charged in full at the time of booking and are not eligible for cancellation, modification, or refund.

A reservation is considered a no-show if the guest does not check in on the scheduled arrival date and fails to notify the property at least twenty-four (24) hours in advance.

In the event of a no-show, the property reserves the right to charge the total amount of the reservation and cancel any remaining nights.

Any rebooking following a no-show is subject to availability and current applicable rates. The original room type and rate cannot be guaranteed.

By providing payment details, the guest authorizes the property to charge the applicable amounts in accordance with the selected rate, cancellation policy, and no-show policy.

CHECK-IN, ACCESS AND CHECK-OUT

Check-in is available between 3:00 PM and 9:30 PM. Guests must inform the property in advance of their expected arrival time.

All guests are required to complete the online check-in process prior to arrival. The main guest responsible for the reservation must provide the requested personal details for themselves and for all guests included in the booking.

A valid government-issued identification document (passport or national ID card) must be uploaded for each guest. Check-in is only considered complete once all required information has been submitted through the designated online link provided by the property. Failure to complete this process may result in delays in accessing the accommodation.

Access instructions and entry codes are provided after completion of the online check-in process. Guests are responsible for keeping access codes confidential and must not share them with third parties. The property is not responsible for unauthorized access resulting from code sharing by the guest.

Guest data is collected and processed in accordance with applicable data protection legislation and solely for legal and operational purposes.

Check-out is by 11:00 AM.

Guests wishing to extend their stay must inform Reception using the contact details provided at least two (2) hours before the scheduled check-out time. Extensions are subject to availability and are not guaranteed. If the extension is approved, full payment must be completed by 11:00 AM.

Rooms cannot be held or reserved without confirmed availability and payment.

If guests fail to vacate the accommodation by the established check-out time, the property reserves the right to access the room in order to prepare it for incoming guests. Any personal belongings left in the room may be removed and securely stored. Additional charges may apply in accordance with the property’s late check-out policy.

HOUSEKEEPING

Housekeeping is provided daily in all shared/common areas, including the kitchen, living room, bathrooms, hallways, and corridors.

Bed linen and towels are changed every three (3) days upon request. Guests must place the designated door sign on the outside of the door to request linen replacement or room cleaning.

For full property bookings, housekeeping services are scheduled in advance according to the length of stay. If housekeeping services are not required, cleaning products and equipment may be provided upon request.

GROUP BOOKINGS

Guests planning a group reservation are required to contact Reception directly at stay@greenthavenue.pt, preferably before making a booking, as different rates, fees, policies, and conditions may apply.

Early communication allows the property to assess availability and, where possible, arrange room allocations in close proximity or on the same floor. While every effort will be made to accommodate such requests, room allocation is always subject to availability and overall occupancy on the relevant dates and therefore cannot be guaranteed.

Without prior communication, the property may not be able to adjust room distribution or accommodate specific requests.

FORCE MAJEURE

The property is not responsible for cancellations, delays, or no-shows resulting from flight disruptions, travel restrictions, personal circumstances, or other events beyond the property’s control. Standard cancellation policies remain applicable.
